$25 MILLION MIXED-USE COMMUNITY ANNOUNCED IN CHATTANOOGA’S SOUTHSIDE



Restaurant, Commercial, Apartments and Townhomes Planned for Burnside with Joint Investment from local developer SEI Ventures and GreenTech Homes

 

CHATTANOOGA, Tennessee — (March 30, 2020) Investors announced the development of a new community at the Andrews Paper Box Company site located at 2100 Rossville Avenue. The project will initially include 60,000 sq. ft. of retail, commercial, apartments and restaurant space, as well as 42 townhomes. The Burnside Development is a partnership between SEI Ventures of TN, LLC and GreenTech Homes.   

Number Ten Steakhouse will open a Chattanooga location and anchor the mixed-use development. The restaurant’s flagship location is in Great Barrington, MA, and this will be their second location, where they will offer a classic steakhouse experience at an affordable price. The menu will be unique to Chattanooga, with a focus on regional and sustainable ingredients. 

“Chattanooga blew us away with its unmatched market growth,” said restauranteur Vern Kennedy. “The city’s flourishing demographic makes it the epicenter of investment and growth in the region. Combined with the Southside’s style and atmosphere, this is the perfect place for us to expand Number Ten Steakhouse.”   

The development of a full community will revitalize an overlooked corner of the Southside. 

“We’re bringing new life to an industrial site formerly used as a metal scrap yard,” said investor DeDe Engsberg. “This property will have a huge impact on the Southside. It was also important for us to find a location we could invest in where no one was being displaced from their home. This site has so much history and possibility for the future, we’re thrilled to announce this investment and our vision for Burnside. We’ve invested in the Southside for more than 20 years, and we know that this next venture will draw even more residents to our favorite side of town.” 

The site is named after Oliver Burnside (O. B.) Andrews who built the original factory buildings in 1912. The project will draw on its industrial past, blending exposed brick with natural light to create a unique visual experience. Two of the original buildings will be used in the new development of the commercial space and apartments. The first floor of the larger building is reserved for restaurants and retail, and the second floor offers commercial office space, which is available to customize and lease with Kelly Fitzgerald at Second Story Real Estate Management. The third floor will be home to 17 apartments as well as common space and a train observation deck. 

GreenTech Homes will build 42 townhomes with a variety of floorplans and include both 2-story and 3-story homes. They will range in size from 1,800 to 2,200 sq. ft. The area will focus on shared green space, outdoor living, multiple porches for every home and modern design. 

“This is just what our homebuyers say they are looking for in the Southside,” said Chris Anderson, director of development at GreenTech Homes. “Walking access to restaurants and shops, shared outdoor space, places to walk their dogs and low-maintenance living -- this development will offer all that and more.” GreenTech expects presales to begin in the summer. The commercial buildings are already under construction, and full completion is expected in the spring of 2021. 

A 5,000 sq. ft. building in the complex has been purchased by Method Architecture and will house the firm and offer commercial office space for lease. 

SEI Ventures is leading the design and development of the project. Financing for the project is through Renasant Bank in Atlanta.
